4 Things You Should Expect From a Pro During A/C MaintenanceIf you’re a diligent homeowner, you dutifully schedule semi-annual maintenance checks on your cooling and heating systems. Ideally, you schedule two separate calls:  one for the heating system and one for the cooling system.  A/C maintenance in the spring and furnace or heat pump maintenance in the late fall. If you’re like a lot of homeowners, you probably only have a vague idea of what happens during that furnace, heat pump or A/C maintenance visit. Following are four tasks you should expect during an HVAC maintenance visit or tune-up.

Check the Overall System

The HVAC technician should look at the whole system to make sure nothing is amiss. He’ll want to ensure that systems are turning on and off properly and there’s nothing obvious that needs to be repaired or replaced. This is also a good time for you to mention any problems you’ve noticed with your cooling or heating systems.

Safety Check

The technician will inspect the equipment to make sure no safety hazards are present. This is especially important with combustion heating systems. A crack in the furnace heat exchanger, for example, can allow potentially lethal carbon monoxide to leak into your home. Vents that aren’t connected properly can endanger you and other home occupants.

For the cooling system, the safety check will mainly involve looking for any leakage of toxic refrigerant. This can pose a hazard to safety and damage your A/C.

Cleaning the System

Since a dirty cooling or heating system won’t operate as efficiently and will work harder to cool or heat your home, the technician will note condition and quote a price for the additional maintenance.

Make Necessary Repairs

The technician will note any defective components, tighten wiring, and address other issues that could become big problems if left unattended.  The technician will quote a price for additional repairs.

At the end of the furnace or A/C maintenance visit, the technician should give you the opportunity to ask any questions and also recommend ways you can save energy in your home.
