The first step is hiring a professional inspector. Choose an experienced energy auditor, and make an appointment. The inspector will visit your home, and will want a very thorough tour. Be prepared to let the auditor examine all rooms, as well as any closets and your attic, basement and garage. You may also be asked to provide utility bills for the past few months or seasons, so your auditor can look for trends or any changes that might signify a problem.

The inspector will probably also check the condition of your home using a few tools that you may not be familiar with. One common tool used in home energy audits is the blower door test. This test uses a large fan to observe pressure changes in the house in order to find air leaks. Some inspectors may also use a harmless smoke pencil in this process to further assist in locating leaks. Many auditors use thermographic cameras, as well. These devices detect temperature, and are generally used to find hidden leaks and gaps in insulation.

Once your audit is complete, your inspector will give you an in-depth report on the findings of the evaluation. They will include information about where air leaks and insulation gaps were found, and advice on how to fix any issues and make improvements. Many air leaks can be sealed easily and quickly, using spray foam, weatherstripping, or caulk.
